Prepare. Structure. Acquire.

Nobody tells you what order to do this in.

We figure that out first, then work through it with you. Most of our clients are investors, buyers, or running a business that owns property.

Order of work

Each one sets up the next. Skipping ahead is what costs people money.

Financial Readiness

before you commit to anything

Where you actually stand, and what has to change before you buy. We look at what a lender will see, what your own numbers say, and which of those two is the real constraint. This is planning, not credit repair.

Business Strategy

How the purchase gets held and who owns what. Your attorney and CPA are in this from the start, not brought in afterwards to clean it up. We coordinate the conversation and keep the sequence straight. The entity call is theirs and yours.

Real Estate Advisory

What to look for, what the numbers have to do, and what to walk away from. A licensed broker handles the transaction itself. We are on your side of the table for the part that happens before it.

What we don’t do.

Not a brokerage. A licensed broker handles the transaction. We do the planning that happens before one is needed. Not a lender. We prepare you for financing. We do not arrange it, approve it, or promise you will get it. Not credit repair. No disputes, no removals, no promises about a score. If someone offered you that, it was not us. Not your attorney or CPA. We work alongside yours, or help you find one. Legal and tax calls stay with the people licensed to make them.

You have probably been pitched by people who were vague about all of that on purpose.

Who this is for

Most of our work

Investors, and people about to become one

Whether it is the first property or the fifth, the failure point is the same. The money, the entity and the offer get done in whatever order they happen to come up, and the expensive corrections land later.

Buyers who need a plan first

Self-employed buyers especially. Your income is fine. Explaining it to a lender is the work, and that starts long before you find a house.

Owners whose business and property overlap

When the company and the building are the same decision, treating them as two projects is how one of them ends up structured wrong.

Start with where you are.

A short form, then a call. We read what you send before we talk, so you are not explaining your situation from scratch.
